The applicant is proposing to construct a power generation facility with a gross floor area of 1,875 square metres. No other new buildings or additions are proposed. The applicant is requesting an amendment to Zoning By-law 85-18 to amend the Industrial Zone (M1) by adding a power generation facility as an additional permitted use. No other zoning exceptions are being requested.

The parcel is designated Business Park in the City of Windsor Official Plan; is zoned M1 by Zoning By-law 85-18; is occupied by several industrial buildings, parking areas and outdoor storage yards; and has an area of 78,652 square metres. The frontage along Cabana Road East is the front lot line. The frontage along 8th Concession Road is an exterior side lot line. The frontage along Baseline Road is a rear lot line.
