The applicant proposes to demolish the existing buildings and construct two semi-detached dwellings and four townhome dwellings having a maximum building height of 9.0 metres and a total of 16 dwelling units (4 semi-detached dwelling units and 12 townhome dwelling units). Each dwelling unit will have an attached garage and a driveway. The applicant has not indicated if the dwelling units will contain additional dwelling units (ADUs). An application for Part-lot Control Exemption to sever the lots may be submitted in the future.

The development as proposed is subject to Site Plan Control.

The applicant is requesting an amendment to Zoning By-law 8600 changing the zoning from Institutional District 1.1 (ID1.1) to Residential District 2.2 (RD2.2) and adding a Zoning Exception to allow the development as proposed.

The parcel is designated Residential on Schedule D: Land Use in Volume I of the Official Plan, zoned ID1.1 by Zoning By-law 8600, has an area of 1.98 hectares, and is occupied by a vacant place of worship and single-unit dwelling.
