3185, 3187, 3189, & 3191 McRobbie Road

The applicant has requested to rezone the subject parcels of land from Residential District 1.1 (RD1.1) to Residential District 2.2 (RD2.2) to permit semi-detached dwellings as an additional permitted use. The applicant proposes to construct one semi-detached dwelling on each lot, for a total of two (2) semi-detached dwellings. Each semi-detached dwelling is to contain one dwelling unit on each side, for a total of four (4) dwelling units over the two lots. The proposed height of the semi-detached dwellings is 8.9 metres. Four (4) parking spaces are proposed for each semi-detached dwelling (8 in total). One parking space will be provided in an attached garage and one parking space is available on the driveway for each dwelling unit. Site specific exceptions are requested for reduced minimum lot width from 15.0 metres to 14.2 metres and increased maximum garage width from 7.1 metres to 8.1 metres. 

The parcels are designated Residential on Schedule D: Land Use in the Official Plan. Each lot has an area of 520.55 metres squared, a depth of 39.62 metres and 14.2 metres of frontage along McRobbie Street. The lots were recently severed from 3188 and 3196 Robinet Road and are currently vacant.
