The applicant is requesting an amendment to Zoning By-law 8600 to allow the conversion and expansion of the existing three-storey building into a combined use building, containing one commercial retail unit (150 square metres), and 46 dwelling units at 285 Giles Boulevard and off-site parking for 59 parking spaces at 0 Giles Boulevard (southeast corner of Giles Boulevard and McDougall Street). The subject property is located within the Commercial District 2.2 (CD2.2) Zone as identified on Map 7 of Zoning By-law 8600, which permits combined use buildings provided the residential uses are located above the non-residential uses, requires residential parking to be on the same lot as the dwelling units, and requires a separation of 4.5 metres between a building wall containing a habitable room window or containing both a main pedestrian entrance and a habitable room window and the parking area. The applicant is requesting a zoning by-law amendment to permit:
- Dwelling units on the same storey as the non-residential uses and dwelling units below non-residential uses;
- A reduced separation between a building wall containing a habitable room window or containing both a main pedestrian entrance and a habitable room window and the parking area (requesting 2 metres) ; and,
- Required parking for the dwelling units to be located off-site (at 0 Giles Boulevard – southeast corner of Giles Boulevard and McDougall Street).
The concept site plan is subject to change. The subject proposal is subject to Site Plan Control.
