The applicant is requesting a Zoning By-law amendment for the property municipally known as 0 Watson Avenue from Residential District 1.1 (RD1.1) to Residential District 3.2 (RD3.2) to align with the zoning of and facilitate consolidation with the abutting property to the south, municipally known as 0 Wyandotte Street East, which was rezoned to RD3.2 in 2024. The amendment is proposed to facilitate the development of a six-storey multiple dwelling containing 105 dwelling units with 134 parking spaces. The subject property is intended to form part of the parking area serving the development. Site-specific relief is requested to reduce the minimum landscaped open space yard for the overall development from 35% to 30%.

The subject parcel is currently vacant.

The parcel is designated Mixed Use Corridor on Schedule D: Land Use in the Official Plan; is zoned RD1.1 by Zoning By-law 8600; and has an area of 429.60 metres squared, a frontage of 13.1 metres, and a depth of 32 metres.

The development as proposed is subject to Site Plan Control. All plans and elevations are conceptual and subject to change.
