Approval Process
The approval process for a plan of Condominium is governed by Section 51 of the Ontario Planning Act R.S.O. 1990, the Ontario Condominium Act S.O. 1998 and their associated regulations.
The City of Windsor Official Plan contains policies regarding the matters to be considered when an application is made to convert existing buildings such as office buildings or rental apartment buildings to condominium status.
The policies address the appropriateness of the development to be a condominium in consideration of such matters as landscaping, parking and servicing. The policies also consider that existing tenants in a rental apartment have to be protected by giving them the choice of buying their unit if it becomes a condominium or to continue to rent it as a tenant.
