The applicant is requesting an amendment to Zoning By-law 8600 to change the zoning for the lands located on the southwest corner of Byng Road and Lappan Avenue, known municipally as 3503 Byng Road (the “Subject Property”), from Residential District 1.1 (RD1.1) to Residential District 3.1 (RD3.1) with a zoning exception to allow for the construction of a two-storey, six-unit multiple dwelling with a rear parking area containing six parking spaces and a driveway off Lappan Avenue.
The zoning exception is requested to provide relief from the following RD3.1 and Parking Area provisions:
RD3.1 Provisions
- Reduction in Lot Area — minimum from 710 metres squared to 674 metres squared
- Reduction in Side Yard Width — minimum from 6.0 metres to 1.2 metres
Parking Area Provisions
- Reduction in minimum number of required parking spaces for a multiple dwelling from seven to six
- Reduction in minimum parking area separation from a street from 3.00 metres to 2.63 metres
- Reduction in minimum parking area separation from a building wall containing a habitable room window or containing both a main pedestrian entrance and a habitable room window facing the parking area where the building is located on the same lot as the parking area from 4.50 metres to 2.25 metres
