The applicant is requesting an amendment to Zoning By-law 8600 to change the zoning for the lands located on the south side of Annie Street and east side of Meadowbrook Lane and Sycamore Drive, known municipally as 2525 Annie Street, to add a zoning exception to allow for the conversion and expansion of the existing vacant two-storey commercial building to a combined use building containing a 13-unit multiple dwelling and a ground floor business office with a new seven-space parking area having access to Annie Street via an easement over 7755 Tecumseh Road East.
The zoning exception is necessary to add dwelling units in a combined use building and multiple dwelling as additional permitted main uses, a minimum amenity area per dwelling unit provision and relief from select parking area separation provisions.
