The applicant is proposing to construct a townhouse dwelling with a building height of 9 metres over two storeys consisting of eight townhome dwelling units. Each townhome dwelling unit will contain one additional dwelling unit (ADU) in the main building and one ADU in an accessory building for a total of 24 dwelling units (8 townhome dwelling units and 16 ADUs). A total of 16 parking spaces is proposed with direct access from the alley.
The applicant is requesting an amendment to Zoning By-law 8600 to allow a townhome dwelling as an additional permitted use, increase in lot coverage from 50% to 54.16% for the whole lot and 14% for the ADUs, allowing for attached ADUs in an accessory building by eliminating side yard setback and increasing the maximum building height of the accessory building from 8.0 metres to 9.0 metres, reducing the front yard setback from 6 metres to 3.39 metres, and decreasing the minimum building setback from 2.62 metres to 2.44 metres from the lot line abutting Kildare and 1.89 metres to 1.66 metres from the midpoint of the 20-foot radius of Lot 87 RP 684.
The parcel is designated Residential on Schedule D: Land Use in the Official Plan; zoned Residential District 1.1 (RD1.1), S.20(1)267 and S.20(1)340 by Zoning By-law 8600; has a frontage of 39.8 metres along Kildare Road and 51.1 metres along Devonshire Court and an area of 2,152.4 metres squared; and is vacant.
