Inspection Requirements (Building, Plumbing/Drain, Heating, Occupancy)
Building Inspections with approved permit plans on-site
Step 1 - At the readiness to construct the footing:
The following shall be completed prior to calling for the inspection:
- Below grade water service
- Rough sanitary sewer service
- Have a grade certificate (top of footing) on the site
- Form work in place including crossover tiles and reinforcing steel in place
- No water, loose fill or organic materials in the excavation
- No frozen ground or disturbed ground (winder protection on-site)
- If there are poor soil conditions, the inspector may request an engineer's report prior to pouring concrete.
Step 2 - Prior to Backfill of Footings and Foundations:
The following shall be completed prior to calling for the inspection:
- Installation of damp proofing or waterproofing
- Installation of drainage tile and drainage layer
- Installation of a minimum six-inch clear stone cover over the drainage tile
- Foundation walls are laterally supported with adequate bracing or the floor system is in place on the foundation walls
- Storm piping and sump discharge in place
Step 3 - Structural Framing (Prior to Insulation):
The following shall be completed prior to calling for the inspection:
- All structural framing members in place
- Heating, plumbing, ventilation and electrical systems installed.
- Interior stairs and landings installed on the site to provide access to the different levels of the structure
- Joist hangers, anchor bolts, steel beams and columns installed including all related fasteners
- All structural framing members in place
- Air barrier
- Windows and doors
- Fire stopping
Step 4 - Prior to Covering the Insulation and Vapour Barrier:
The following shall be completed prior to calling for the inspection:
- Rough plumbing and water distribution installed, tested and passed
- Rough heating ventilation installed and passed
- Insulation, vapour barriers and sealants
- Required air spaces at eaves and cathedral ceilings
- Attic access openings insulated
- Crawlspaces made accessible for inspection
Step 5 - Fireplaces, Chimneys and Replacements:
The following shall be completed prior to calling for an inspection:
- Construction of the combustion chamber and smoke shelf
- Visibility ensured for the clearances between combustible framing and components of the fireplace and chimney
- Completion of fireplace and chimney
- Note: Gas fireplaces are not inspected under the Ontario Building Code
Step 6 - Rear Yard Drainage:
The following shall be completed prior to calling for an inspection:
- Storm piping extended to pit
- Pit installed per surveyor grade
- Tile and stone cover
Step 7 - Occupancy Approval for Permit Issuance:
- All interior finishes complete
- All exterior finishes substantially complete
- Stairs, landings, handrails, and guards complete
- Smoke and carbon monoxide detectors complete
- Plumbing and heating systems complete, operational, tested and inspected
- Final grading
Step 8 - Final Inspection:
- Provide final grade certificate
- Review site conditions for compliance
- Ensure sidewalks/curbs repaired
