The applicant is requesting an amendment to Zoning By-law 8600 to allow the conversion of the existing combined-use building into a multiple dwelling containing a maximum of four dwelling units.
The site is a two-storey, combined-use building with a former grocery store and three dwelling units. The entire building is currently vacant.
There are three parking spaces at the rear of the building with access from the alley. The applicant proposes to pave the parking area. Four bicycle parking spaces will be provided.
The subject property is located within the East Windsor Planning District on Schedule A - Planning Districts & Policy Areas, within a Residential land use designation on Schedule D - Land Use Plan, located on a Class I Collector Road (Richmond Street) and on a Local Road (Albert Road) on Schedule F - Roads and Bikeways, and within 500 metres of a railway corridor on Schedule F-1: Railways.
The proposed development is not subject to Site Plan Control. All plans, elevations and renderings are conceptual and subject to change.
